The Relationship Between the Housing Market and New Phase Development

Edmonton and the municipalities that surround it continue to be a prosperous and growing region of the province, despite the volatility in oil prices. And while the state of the local economy, and more importantly, the housing market, plays a large role in the development of new communities, the news is not all doom and gloom.

Regardless of the economic situation, Qualico Communities is committed to creating the best communities for families to call home. There are several new phases that become available every year throughout the region, offering homebuyers with a great number of choices. Whether it’s in Crimson or Langdale in the southwest Edmonton, Cy Becker or Newcastle in north Edmonton, or South Ravines in Devon, new phases are continuing to pop up.

These phases provide something for any homebuyer. Whether you’re in the housing market for the first time or looking to upgrade, new phases have everything from single family and duplex style homes, as well as townhomes and condos.

When Qualico Communities makes a new phase available to the builders in that community, many times the builders will be able to pre-sell you a lot. Each lot in the phases is zoned for a particular type of home, and this is determined by the demand in the housing market for those housing types.

The key question to ask is "when am I planning on buying?"

If you’re interested in buying a new home within weeks to a couple of months from now, there is little need to worry. However, if you do not plan on buying for one to two years, a good question to ask is whether there are future phases of the community still to be built. If moving to the community is important to you, it may be worth considering buying earlier than you planned in order to secure a lot of your choice in the community.

Regardless of the state of the market, we will continue to find amazing communities for our clients. Obviously, the sooner you choose a community to live in, the better selection you’ll have when choosing a lot. So while you never want to make a rushed decision on an investment of this size, you’ll want to consider the availability of buying in the community.

The last thing you want is to walk into the showhome only to find out the lot you had chosen is no longer available.
